Mustang Island Beach Club is ½ condos and ½ timeshare units. There is a large undeveloped lot between the unit and the beach and it's a solid 8-minute walk to the beach. None of the locks worked on any of the inside doors. The units all have wonderful wrap around patios. Every unit has a hot tub room off of the patio but our hot tub only worked for a ½ day.

CONDITION OF UNIT AND PROPERTY/AMENITIES: This unit is getting older. The cabinets had a build-up of grunge, some of the light switches were dirty. There were dishes left in the dishwasher and they weren't entirely clean. There was brown sediment on the counter and in the blender. The unit didn't feel clean at all. My son had used one of the extra blankets and in the morning showed me hair all over it and a very suspicious brown smudge. I ended up washing all the linens, comforters and blankets (the dryer was excessively slow, all the appliances were old- it was hard to read the marking on the stove, even) and I bought bleach and wiped the whole place down. The patio railing was covered in bird droppings. I cleaned that entirely and, judging by what accumulated by the end of the week, I'd say over a month's worth of droppings were there originally. Perhaps they just rely on the rain to take care of the railing. The common room had ping-pong and billiards as well as books and board games. The outside pool is tiny and that hot tub doesn't appear to be operational. The grill is not operational but still sits out there.

THE AREA: Driving is permitted and we drove on the beach a couple times, which was fun. 7 miles north ( we did this at least twice a day) is Port Aransas.

WE FELL IN LOVE WITH THIS TOWN. (LaPlaya -Mexican food- was awesome!) There's a FREE trolley that makes a 60 minute loop. On Weds morning there was a FREE guided bird walk that we went on and enjoyed. There's a computer center with FREE internet access (they take donations). The ferry at the north end of town is FREE. We loved walking along the port/inlet. Corpus Cristi is the sixth busiest port in the nation, and there was a lot of action with the ships and the ferries. The pelicans were feeding and the dolphins were visible. We saw carp jumping out of the water. People were friendly everywhere we went. 20 to 30 miles north (take the FREE ferry) is Rockport. This is a quaint spot with some attractions, such as a 2000-year-old oak tree and the Fulton Mansion. In summary, I highly recommend the area but not this resort. Truthfully, there's not a whole lot of places to stay in PA (just one other timeshare) so I won't say that I'd never stay at MIBC again, but I just know I'll have to spend the first day cleaning.
