NO AIR CONDITIONING AND MUSTY SMELL

This hotel has an excellent location but the hotel needs renovating. I was booked at this property 7/2-7/6/09 temps at night were in the 80's and the air conditioning did not work the entire time. I was moved to another room and the A/C worked during the day but stopped working at night. The next morning I asked the desk clerk if the air could be fixed. He said the hotel was working on it and it would be fixed in a couple of days. I asked to be refunded for my last night and I would find another hotel. He said I could not get a refund. I asked for the manager and he said he would call and I would get a response by 11pm. This was at 8am in the morning. I told him that this was not acceptable. I needed an answer within 2 hours to reserve another room. When I came back in 2 hours said there was nothing that could be done. I asked to speak with the manager again. He then called him on the phone and said he was coming down. It ends up that the manager lives on the property. The manager was helpful and offered the 4 star sister hotel at the same nightly rate. I accepted. The new hotel was nice but the air conditioning stopped working and had termites swarming around in my room at about midnight. I called the front desk and they moved me to a room with working air.
