This resort is set back about 5 blocks from the beach, and you'll need to climb some steep steps to make it from guard gate to the reception area and any of the rooms / bungalows further up on the hill.
But the walking is well worth it. For the month of June Pelican Eyes was offering 50% off all rooms, and for about $100 per night I had my own small house with an amazing terrace and views of the San Juan del Sur cove.
There were two phenomenal swimming pools, and breakfast was included each day.
The only negative was that there was some serious walking and climbing involved just to move around the resort. However, if you're not in a rush (and in Nicaragua there is no reason to be), the friendly staff will gladly pick you up and drive you around the resort in comfortable pick up trucks at your request.
