Room was not clean; water was turned off during part of the stay. Came back one evening was locked out of hotel, our door was ajar and room had not been cleaned. Was told they ran out of clean items because water had been shut off. AC did not work properly - did not offer to reduce bill. Staff was rude. Worst hotel experience ever.

Did not have room available we reserved, would not refund money paid for room we couldn't use. Laughed at us while talking on phone.

Good points: great south-suburban Overland Park/KC location; friendly front office staff, regular nightly rates comparatively cheap. Room nicely furnished, with updated carpet, bedspread, and a Herman Miller Aeron chair. White sheets appeared to be clean. Bad points: smoky main lobby; hallways and my room walls were well scuffed from guest use/abuse; four large stains on the room carpet; porcelain tub needed to be resurfaced (brown/black spots on bottom and tub no longer smooth to the touch); folk yelling outside of my window at 12:00 mid-night?

Sat in the library each day to read the free newspaper and listen to the Front Desk manager treat people poorly she liked to point out that she was the manager so people might feel honored to be treated like dirt by her. She had an entirely different tone when dealing with a business traveler rather than low lifes like us who had booked off the internet.

Trash lying all over the ground at entrance. Room had a horrible odor causing me to go buy Carpetfresh. 2.5 star rating is very misleading - should be 1.5 stars
