I usually stay in Hampton Inn-level hotels, so I was not expecting much. The room we got was clean, but the TV remote had no batteries (replaced at the front desk).
I never touched the free breakfast because they serve it from 6:00 AM - 9:00 AM (sharp), and I figured that I was not missing much by sleeping in (Cracker Barrel and IHOP nearby).
Keep one thing in mind when you reserve here: there is --> NO <-- elevator, just stairs in this 2-storey hotel. We had a room on the 2nd floor and had to drag our suitcases up the stairs. If you have mobility issues, insist on a first floor room.
They have signs at the stair advising you not to run in the halls and jump on the stairs (I assume it was a quiet issue). At the time of our visit, many contractors were using it as their hotel of choice (at night the parking lot was like a dually pick-up truck dealership).
The hotel is also pet-friendly and many people had small dogs. If this is a concern, this may not be the hotel for you.
Overall, it is a quiet hotel (interior corridors) and relatively well-maintained. I hope that other Lees Inns are better quality than this one. I will not do business this hotel again unless there are no other options.

I have had great experiences here before, but I will no longer stay @ Lees Inn. Front staff and housekeeping were unfriendly, and less than helpful. Hot tub was cold, and staff dismissed it with "sorry, gonna have to wait until Monday."
