All units, which are classified as a junior or a master suite, have a kitchen area. The junior suite has a smaller refrigerator and no dishwasher or washer/dryer. The master bedroom features a king sized bed and a master bath with a 2 person jacuzzi and a large shower. The living room/dining room are spacious and feature a small deck with a table and chairs.
The kitchens are very well outfitted: the front desk indicates that additional items not available in the unit may be obtained by calling housekeeping. I didn't find the need to test this claim--since the unit was so well stocked. Pleasantly, they do not require you to "inventory" the items in the unit: a practice that I find to be a horrible waste of valuable vacation time.
If you call ahead, about 2 weeks prior to your arrival, the staff will do their best to get you a room with a view. Buildings 13, 14, 15 have excellent views of Bell Rock--if possible request a 2nd floor room. The views are better there.
There are 2 pools onsite. They are somewhat small but pretty. Each pool has a hottub nearby that is large enough to accommodate 7-8 comfortably.
No pets are allowed at the condo. No smoking suites are available.
At checkin the front desk does push you immediately into a "timeshare presentation opportunity", but when it was declined there was no high pressure to go through a sales talk.
The actities desk was full of ways to occupy your time. Some of the activities featured while we were there were: watercolor class, candle making, southwest sandart, dreamcatcher, glass etching, a family movie night and a teen "hang out" night.

The Riad's direct competition is the Cairo right next door, which is probably just as good. We did not see many other accomodation options in Hama apart from these, so it might be a good idea to make reservations.
