Other reviews were accurate. Modest looking on the outside, nice rooms inside. Very comfortable beds! Service was excellent in all areas! Based on other reviews about the fire station, we asked for a room facing away from the street and it was quiet (but no view). The hotel is only a few blocks from the mall and all the sights. Would stay there again!

The Hyatt is within walking distance to Metro Red line from Union Station, great during the daylight hours for site-seeing. However use taxis during the evening and night hours. Too many bums around the hotel that live on the streets. Hotel staff (front desk and bellstand) were not knowledgeable of how much taxis cost, and distances from hotel to restaurants, etc.
Conceirge was excellent, however he was only there once during our stay (Fri - Mon). They need to have him there on weekends, especially during a holiday weekend.
Breakfast was excellent in the hotel restaurant/bar. Waitstaff super-attentive to families.
Two alternative hotels I have stayed would be the Hilton near Dupont Circle (Metro less than a block away) or the Embassy Suites (brand new) near the Convention Center. Both were a little nicer for the same price.

Let me start by saying, I take a trip to DC every summer. I've always stayed at Holiday Inn on the Hill, which is across the street from the Hyatt Regency. This year I decided to take a chance with Hyatt. Not only were the hotel rates cheaper, they also included a free buffet breakfast for two. The difference between the two hotels is significant. From the outside, the Hyatt looks a bit formidable, but when you enter you know it's leaps beyond Holiday Inn. It has a much richer look, with multiple escalators, a restaurant, and a gift shop all within your view.
The rooms are also nicer and cleaner than the Holiday Inn. The beds are extremely comfortable, and had me sleeping in no time (a big task for an insomniac like myself) The only thing I wasn't too fond of was the lack of tinted windows. My room was on the 3rd floor right by the swimming pool and sun tanning area. .The bathroom is nice and spacious, though it could be a bit longer for tall guys like me (6'4).
Breakfast was also included with our stay. We had t o wait in line to be seated, but the staff was very friendly and accommodating. The buffer selection was quite good, including various cereals, yogurt, fruits, scones, muffins, French toast, eggs, bacon, and sausage. Everything I had tasted great.
Overall, I was very pleased with this hotel. Just a few blocks from Union Station, and the same for the US Capitol. It's truly a great value and I'll definitely stay there again!

A block from the Capital Building and two blocks from the Metro...meaning you can see all the sites conveniently. Rooms were nice to include very comfortable beds and nice bathrooms. Complimentary breakfast. Parking is a challenge but other than that I would recommend. Also, nice bars around the corner.
