For under $55 its fine

The location of the Inn was great-- across from an excellent restaurant. However, when we arrived the lobby stunk, old carpet, old smoke and mildew. I was told my room was upgrades to a king, which was fine. We arrived an hour after check-in and our room hadn't been cleaned- the bed not even made- I bring my own disinfectant anyway... We had a wedding to go and to no time to allow for cleaning, which should have been done before hand. The room was in okay condition for the price, it smelled like the lobby as did our clothes when we left. We were there just to sleep, and is was good for what it was. I reserved another room for friends, their price was over $80 for the night, and were down graded to a double, which is about 30 to 40 dollars cheaper than a queen-- they paid full price! That is NOT okay.
We all needed a place to rest our heads after a wedding reception so, this was fine- will not recommend though-- the smell alone-- try shampooing the carpets or something!
