We stayed at Marriot's Newport Coast Villas recently and were very underwhelmed. First of all, as Gold Rewards members we were contacted and invited to stay for 3 nights with a mandatory Vacation Club presentation. Now, we all know what we're getting into with timeshare presentations, but this was over the top. They kept calling us prior to our stay, for what reason I do not know-perhaps they thought it would create excitement and an uncontrollable desire to sign up without questions-it only ended up thoroughly annoying us and making us want to cancel the whole thing! The week before our arrival we were called with the time of our presentation-which I thought was quite presumptuous to be *told* what time we "had" to go. I requested an earlier morning slot and was treated rudely-clearly the rep thought I wasn't entitled to make requests because of the "deal" we were getting.
So we approached the resort with many reservations already. When we got there we were at first impressed with the externals-the landscaping was pretty, the views were pretty, but the place is much too large. The layout of the resort is poorly designed-it's difficult to find the buildings you're staying in, lots of walking up and down long flights of stairs to get anywhere, and roads/parking lots infringe on enjoying a serene time on the terrace looking at the view. Who wants to sit on the terrace when cars are whizzing by on the road, and people are slamming their doors and trunks in the parking lot right in front of you? The unit we stayed in was an exchange unit-it was spacious and well stocked, but showed wear and tear (cabinet facades falling off, loose floor tiles, etc.) What was glaringly obvious was how NOISY this resort is-the walls have no sound insulation and you hear EVERYTHING your neighbor does-snoring, stomping, talking, and bathroom activities too! The activities are all way too crowded-the pool was always unpleasantly crowded with too many unsupervised children, and we were asked to wear rubber bracelets for "crowd control?" The last time I was asked to wear a rubber bracelet was twenty years ago at a frat party. Come on! There are no decent options here for food-there is no restaurant (just a snack bar at the pool which closes at 7 pm or so, and Pizza Hut pizzas at the marketplace after 5 pm.) Of course there are many restaurant options in the Newport Beach area, but that is a schlepp and you don't always feel like showering and looking cute!
The real clincher for us was the Vacation club presentation. We arrived at 1 pm for our scheduled appt (see above,) and were greeted by a clipboard girl who ushered us to a sofa and informed us she would find a rep for us shortly. Fifteen minutes later I ask her how much longer it would be, and she copped an attitude with me. Our rep shows up right after-she was very pleasant, but I felt sorry for her having to give her spiel with a straight face. She probably didn't realize what she was revealing as she took us to her office where she chirpily told us they had been overselling the property in the early phases, couldn't accomodate everyone and had to compensate them with stays at other properties. She also said the property had taken 9 years to build, while the average property took 1.5 years. The presentation was insulting-my husband had to pull teeth to get straight financial info from them.It was like they were trying to do one of those magic cup tricks. We came away from the experience wanting to get far, far away from Marriot-funny thing, considering our rep said their goal was to make us walk away from the presentation "feeling better about Marriot." I thought that was interesting-like she assumed we had negative feelings already. The only positive about this place is its location-and even still-contrast it with Crystal Cove state park across the PCH and it's very depressing. I'm afraid I came away feeling it's more of an Club Med-esque environmental eyesore than a luxurious resort, as we heard ad nauseum while we were there.

Best Things Nearby:
Crystal Cove State Park beaches, pool, shopping, restaurants.

Best Things About the Resort:
Spa and pool. Large new villas.

Resort Experience:
The villas are all supposed to overlook the Pacific Ocean, but few if any actually do. The beach is a short drive away and there is no tennis or golf on site. There are three large outdoor pools none over 4 feet deep! The water temperature was quite chilly when I was there. There are 2 hot tubs too. There is a nice new fitness center. We thought there were too many kids at the venue and parents would let them go in the hottub unsupervised.

They are builing more units and it will be up to 750 soon. I can't imagine how crowded the pool will be then! The poolside grill was only open on the weekend. I'm not sure if in the summer it is more crowded with families.

The villa itself was nice and new with 2 large bedrooms and bathrooms. While the furniture was lovely, we noticed that the chairs and sofa we REALLY uncomfortable to sit on.

The Newport Coast area seemed a bit boring. Aside for sun and surf there was little for a turist to do.
