I went to DC to attend an event, but didn't want to pay $200 per night at the host hotel. I was thrilled to find THIS hotel across the street for only $89. (The price has since skyrocketed to around $150.) For $89 I expected a dump. You get what you pay for. But I was pleasantly surprised! Likes: Across the street from my event. Great price. VERY friendly front desk. Free internet computer in lobby with printer. Free cookies. FREE HUGE breakfast where you can make your own fresh waffles! Pretty clean room, considering price. Fairly new/modern furniture. Quiet at night. Dislikes: Not a terribly safe neighborhood, but then again, it's DC. Hardly any ATMs around; had to walk for blocks. A bit of a hike to Metro; 6 blocks or so (15 min walk). One slow elevator. Room was a little small, but it was fine.

Very small room, with comfortable bed, questionably clean and worn carpet. Modest room rate, cordial staff, and free breakfast and afternoon cookies were the only real pluses.

The place is not very clean, not close to places to get something to eat, and in general could use improvement, including a restaurant. However, they do serve complimentary continental breakfast. The staff is not very friendly. If you can afford better - go for it. This is bearable only on a tight budget. Also, when they mention that it's only 4 blocks away from the Convention center - those are some huge blocks and the neighborhood is not very good - especially at night.
